We acquire properties under contract and assign those contracts to buyers. We are not licensed real estate brokers.

We do not collect sensitive personal information such as Social Security numbers, financial account numbers, or government identification numbers through our website.

  • No sharing of consent: We will never sell, rent, or share your phone number or SMS consent with third parties for their marketing purposes.

5. Marketing Communications

If you opt in to marketing communications on our contact form, Golden Rose Advisors may send you periodic email or SMS messages that include newsletters, property updates, educational content about the home-selling process, promotions, and company news.

6. Transactional & Non-Marketing Communications

Regardless of your marketing preferences, Golden Rose Advisors may send you non-marketing communications that are necessary to service your inquiry or complete a transaction. These transactional communications include:

  • Appointment reminders and scheduling confirmations
  • Cash offer details and contract information

Transactional communications are sent based on your expressed interest in our services.   • Transaction service providers: If a transaction proceeds to closing, we may share relevant information with title companies, closing attorneys, and other professionals directly involved in completing the real estate transaction. Such sharing is limited to what is necessary for the transaction and is governed by applicable professional confidentiality standards.
  • Technology service providers: We use third-party platforms, including Supabase (database hosting) and Vercel (website hosting), to operate our business. We also use third-party messaging platforms to send and receive text messages on our behalf. These providers process data on our behalf under contractual obligations and may not use your information for their own purposes.
  • Real estate lead-management platform: We use XLeads (operated by Realeflow LLC) to receive lead inquiries from our website forms, manage seller contact lists, and skip-trace property owner data. Lead data submitted through our /sell page is transmitted to and stored by XLeads on our behalf. XLeads is contractually bound not to use your information for its own marketing purposes.   • Legal requirements: We may disclose your information if required to do so by law, court order, or government authority, or if we believe in good faith that such disclosure is necessary to protect the rights, property, or safety of Golden Rose Advisors, our clients, or others.

8. Data Retention

We retain personal information for as long as is reasonably necessary to fulfill the purposes described in this policy and to comply with our legal obligations. Specifically:

  • Inquiry records: Information submitted through our contact form is retained for a minimum of three (3) years from the date of submission, or until you request deletion, whichever comes first, unless a transaction results from the inquiry (see below).
  • Transaction records: If your inquiry results in a completed real estate transaction, we retain records related to that transaction for a minimum of seven (7) years from the closing date, in accordance with applicable New York State real estate and tax record-keeping requirements.
  • Analytics data: Aggregated and anonymized website analytics data may be retained indefinitely.

You may request deletion of your personal information at any time by contacting us as described in Section 15. We will honor deletion requests subject to any legal obligations that require us to retain certain records.
